Located in one of the most prestigious areas of Kissvábhegy, this classic grand bourgeois villa, built in 1926, is set on a 1,368 sqm corner plot with mature trees. The century-old trees create an intimate, green setting, while the property benefits from an excellent urban location.
One of the villa’s most remarkable features is the unobstructed panorama of the Buda Castle District from the upper level and rooftop terrace, including views of Matthias Church, Fisherman’s Bastion and the National Archives of Hungary.
The villa offers a 440 sqm of total space and comprises two separate, fully furnished residential units, each with its own private entrance. The upper residence extends over two floors, offering 277.25 m² of living space and a 33.33 m² terrace. The two levels are connected by a bespoke internal staircase, exceptional both in terms of its aesthetic design and technical execution.
The lower residence measures 121.81 m² and features a conservatory and veranda, providing abundant natural light throughout. Renovated approximately ten years ago, it has its own private entrance and exclusive use of approximately 500–600 m² of the garden. Currently operating as a cooking school, it can easily be converted into an independent apartment, guest residence or a separate living space within a multigenerational home.
The two residential units can also be purchased separately, making the property suitable for a variety of purposes, including use as a multi-generational residence.
The house underwent a comprehensive technical renovation in 1995–96, including reinforcement of the foundations, replacement of the floor structures and construction of a new roof structure, as well as the modernisation of the mechanical and electrical systems. The upper levels currently require aesthetic renovation, allowing the interiors to be redesigned according to the future owner’s individual preferences.
Parking is provided by one two-car and one single-car enclosed garage, with a total area of 76.65 sqm. The generous plot also offers the possibility of creating additional parking spaces.
The neighbourhood is characterised by elegant villas, embassies and abundant greenery. Fény Street Market and Budagyöngye Shopping Centre are approximately 5–6 minutes away by car, while Budapest city centre can be reached within approximately 15–20 minutes.
This exceptional villa in Kissvábhegy combines the character of classic Buda architecture with a spacious green setting and an exceptional panorama of the Buda Castle District.

Dear Clients and Associates,
At Home Budapest decided to make the responsible choice and restrict it's operation during the outbreak of COVID-19.
We are convinced that it is a choice that benefits everyone's health and will help us get through these difficult times sooner.
In the meantime, many of our services are still available. For those who are interested, give us a call on +36 20 262 7864.
Regarding the property visits in this period, our company offers three different options:
During the visit, the owner and the realtor stay outside while the inquiring party views the property (wearing a mask, rubber gloves, and of course, not touching anything). After the tour, the realtor and the owner answer any emerging questions, all while strictly keeping a 2 meter distance.
We set up an appointment for the property visit, in which the realtor is not physically present - instead, they join the rendezvous via facetime or videochat. The visit itself goes by the same routine as in option 1: the inquiring parties enter alone, all while keeping themselves to the necessary precautions.
The inquiring party is not physically present, instead, our realtor gives a virtual tour via facetime or videochat.
We will do our best to stay healthy and stay safe so we can bounce back to normal as soon as possible - so should you! Wash your hands regularly, disinfect everything, and most importantly, #stayhome!
