The 3rd one is quite large compared to the other Buda and downtown districts with more than 10 km stretch of the river Danube and its steep slopes and mountains providing stunning panoramic view to almost all properties in 360 degrees. Its most popular part is called Old-Buda which refers to its rich history of ancient Roman heritage.
This district hosts the campus of the British School (BISB), one of the most popular of the international schools in Hungary, making it attractive for families with young children. It is undeniable that the 3rd district’s most exceptional feature is its nature life, hiking trails and caves in the area however there are also some interesting museums, sports clubs and music venues. The popular Kolosy square offers some of the best eat-out options with traditional Hungarian restaurants, cafés and artisan sweet shops one after another together providing a vivid social life in the area.
Thanks to the Arpad-bridge and the closeness of the newly constructed Megyeri-bridge both the downtown and the M0-M3 highways can be reached in quite a short time. Public transportation is mostly provided by bus lines and by tram at the lower parts of the district, but driving a car can make one’s life here rather easy.
Besides the so called centrum, the 3rd district is mostly made up of endless green areas bordered by Római Part on the Danube bank, and by the hills, West of Bécsi út. Rental fees are moderate, yet there are quite some upscale properties fit to higher budgets. Buying in the 3rd district can be a great option as there are still many empty plots for new developments and home constructions, not to mention the supply and the above-average prices of the nearby 2nd district that makes the 3rd one even more attractive, mostly first homeowners and young families.
Normally the price per sqm is around 4,000 EUR for a quality property, while the rental fees can range from 1000 EUR for a 1-br up to 6,000 EUR for a family house with certain extras.

The 3rd district is located on the Northern outskirt of Budapest which limits the accessibility of some city parts by public transport. Those who do not wish to make a compromise on this one should consider moving to the central parts of the 2nd district and keep in mind that living there may be more expensive.

Regarding the property visits in this period, our company offers three different options:
During the visit, the owner and the realtor stay outside while the inquiring party views the property (wearing a mask, rubber gloves, and of course, not touching anything). After the tour, the realtor and the owner answer any emerging questions, all while strictly keeping a 2 meter distance.
We set up an appointment for the property visit, in which the realtor is not physically present - instead, they join the rendezvous via facetime or videochat. The visit itself goes by the same routine as in option 1: the inquiring parties enter alone, all while keeping themselves to the necessary precautions.
The inquiring party is not physically present, instead, our realtor gives a virtual tour via facetime or videochat.
