In the II. district of Budapest, on the border of Hűvösvölgy and Lipótmező, in a quiet side street, a newly renovated, spacious family house with a beautiful garden, with its own tennis court and a separate indoor pool is for rent, right next to the landscape park area. The 317 sqm, 1974-built house and the 2100 sqm garden last underwent a major renovation in 2022, during which not only the heating, electricity and water systems of the house were replaced, but also many windows were renewed, the garden was re-grassed, got an automatic irrigation system, the tennis court and the pool were also renovated. The house is economically heated by a newly installed Bosch condensing boiler and a fireplace, which are supported by a heat storage stove and an air conditioner suitable for heating as well. During the winter, the custom-built fireplace can keep the house warm by itself, and the wood storage is filled and ready for the first lighting. The design of the rooms is traditional: the living room, dining room and kitchen are located in separate rooms, but during the renovation, we created spacious, continuous spaces with arches. The house is protected by a two-circuit alarm system. A separate garage with two parking spaces and a one-space garage on the basement level are available for cars. The floor area is 94 sqm each level, the basement is 82 sqm, the part of the built-in attic with a ceiling height of over 190 cm is 47 sqm. There is a balcony on every level, from the basement we can exit through a spacious veranda to the garden lined with linden trees. Transportation is excellent: the stop of trams 56 and 61 is 180 m away, and with their help, Széll Kálmán tér is only 15 minutes away. By car, Budagyongye is 8 minutes away, Széll Kálmán tér 13 minutes, and Flórián tér 14 minutes away. The American school is 9 minutes by car, the French school 7 minutes, the British International School 11 minutes.

Dear Clients and Associates,
At Home Budapest decided to make the responsible choice and restrict it's operation during the outbreak of COVID-19.
We are convinced that it is a choice that benefits everyone's health and will help us get through these difficult times sooner.
In the meantime, many of our services are still available. For those who are interested, give us a call on +36 20 262 7864.
Regarding the property visits in this period, our company offers three different options:
During the visit, the owner and the realtor stay outside while the inquiring party views the property (wearing a mask, rubber gloves, and of course, not touching anything). After the tour, the realtor and the owner answer any emerging questions, all while strictly keeping a 2 meter distance.
We set up an appointment for the property visit, in which the realtor is not physically present - instead, they join the rendezvous via facetime or videochat. The visit itself goes by the same routine as in option 1: the inquiring parties enter alone, all while keeping themselves to the necessary precautions.
The inquiring party is not physically present, instead, our realtor gives a virtual tour via facetime or videochat.
We will do our best to stay healthy and stay safe so we can bounce back to normal as soon as possible - so should you! Wash your hands regularly, disinfect everything, and most importantly, #stayhome!
