There is an adjoining district going towards the outskirts of the 2nd called District 2/A or Budaliget which is dominated by beautiful residential properties and also the American School which established its campus here attracting also many foreign residents. The area is really nice and perfect for peaceful family life but it is quite far from the city centre which you should consider before deciding to come to live here. |

Rental is also very popular in this district. Foreigners coming to live to Hungary for a longer period of time prefer to live in either this or the neighbouring 12th district not only because of the beauty of the place and the properties here but also because international schools and kindergartens are concentrated in this area. As of commuting, this district is definitely one, where driving is essential to get by. Bus lines are covering the whole area, but they may be not that frequent as residents would need them to be. |
As the 2ndA is a fully residential area parking is possible both on and off-street as generally the properties include covered parking place as well. As of the infrastructure for expats the 2nd A district is also well-provided.

The Lycée Gustave Eiffel is the largest French school facility in the capital and it is located right in the heart of this district, while the American International School of Budapest aka AISB is situated in Nagykovácsi, which is in fact a suburban area, however now is an integral part of Budapest and can be reached within 10 minutes by car.

Real estate prices are significantly more moderate than in the neighboring 2nd district mostly because of the location as it is on the outskirts. The same size or quality can be purchased for 30-35% less up here which is also true for the rentals that are mostly detached houses and can range from 2,000 EUR up to 5,000 EUR or more depending on its features.
Also Consider: District 2
The 2/A is perfect if one seek for the closeness of international schools or wants to get premium quality for a lower price. Many houses come with extras like indoor or outdoor swimming pools, barbecue terraces and fireplaces, some things that are not easily found in other districts of Budapest.
However the area is practically situated higher than the inner 2nd district itself, the landscape is mostly flat, while the 2nd on the contrary has rolling hills all through making it a rough field for city bikers, moms with strollers or unfamiliar passengers. The only disadvantage that should be mentioned however is the distance of it from the downtown or the airport which makes getting to (or out of) it up to a 1-2 hours drive in the rush hours.
