District 11
New-Buda
| The 11th District, called now New-Buda, is considered to be an important hub that leads traffic in and out of the city to many directions and in many ways, like road, water and railway. Some of the most important road connections are going towards Vienna, or lake Balaton run through this district and the Kelenföld Railway Station which will shortly become the main railway station of Buda. |
| The new Metro line 4 and the merging tram connection provide convenient and easy approach of the city centre from New-Buda. Geographically the district is very colourful having different hills, eg. the most well-known Gellért Hill - one of the emblematic sights with the Statue of Liberty and the Citadel. Others, like Rupp and Madár-hill also make it a nice place to live. If you prefer the vicinity of natural waters here's the Danube of course or the beloved Lake without a Bottom, a little paradise in the middle of a busy area. |  |
It is also the place where many science universities are concentrated including Infopark, an area which serves as headquarter for numerous, mainly IT specialised companies, giving employment to thousands of people, locals and expats alike.
As for tourism the world famous Gellért Hotel with Gellért Spa is just on the river bank near the Bridge of Liberty while Kopaszi Gát is also a famous spot where city dwellers like to spend their time enjoying the open spaces, the lovely restaurants and cafés between the 2 branches of the river.

It is the 8th most populated district of the capital, partly because during the 70s and 80s many blocks of flats were built here to create accommodation for people coming to work and live in the city back then. For this reason the typical flat type of the district is the 1-2-br housing estate flats which are sold at lower prices while on the other hand, there is also the opposite of it: lovely villas hiding on the numerous hill sides complemented with some of the most recent newly-built condominiums with modern technologies. |
All in all, the average sqm price is 3,700 EUR in the district, individual prices greatly depend on their location and the year of construction. For rent the property rental fees range between 800 EUR for a 1-br and 4-5,000 EUR for a 5-6-br detached house. Some parts of Sasad are very close to the most popular, 12th District so they are are joining the list of prime locations of Budapest, however there are many still undiscovered parts of this district which have a beautiful scenery, wonderful views and still empty lots for sale for newly built properties.

These two neighboring districts are similar in many ways and can be a decent alternative to each other. Both families with kids and single professionals choose to live in there because of their easy accessibility, lively areas yet clean air and sceneries.
