Highland
| Not by chance this district is called the Mountain Province. Vast green areas, hills with look-out points and a great number of luxurious villas decorating the beautiful hillsides characterise this district. Back in time this territory used to be the favourite hunting area of noble people and its woods even now make part of the Buda Natural Reserve. Living here is posh but pretty expensive. |

This is typically the area where you should prefer 4 wheels to 2 feet otherwise getting around here may be long and tiring. Life can be intimate and peaceful but don’t expect anything like the excitement of the central areas. Things to see here are the Kids’ Railway, the János Hill Look-out Point, the cogwheel railway and the unique Zugliget chairlift which climbs at low speed the beautiful landscape. Normafa, one of the most popular tourist destinations for hiking is also in this district. |
As for shopping it offers one big shopping mall, MOM with a farmers’ market behind on Saturdays and many small corner shops in every area. There is a wide array of expat-targeted facilities here such as private clinics, dentist’s offices, international companies and associations providing English-speaking services in every segment which makes it attractive for investors and private people as well, resulting in impressive new residential buildings rising from the ground to offer stylish homes in this fantastic environment.

Luxury properties in the 12th District are just as expensive as in the neighbouring 2nd District. The average price per square metre for the whole district is about 5,000 EUR, the individual price of properties depend on the smaller area it can be found in. Rental is also very popular in this district. Foreigners coming to live to Hungary for a longer period of time prefer to live in either this or the neighbouring 2nd district district not only because of the beauty of the place and the properties but also because the best international schools and kindergartens are concentrated in these areas.
Also Consider: District 11 - New Buda
Both neighborhoods are outside the bustle of downtown and offer a greener, more leisurely lifestyle not to mention easy access to highways which should be considered for those who are commuting for work purposes. But due to the more available plots the 11th offer properties with larger inner layouts which can be an asset while the lack of space in the 12th results in small size bases and multiple-level house.
