We are pleased to offer for sale a unique piece of Budapest’s architectural heritage, located on the eastern side of Sas-hegy, on the highest street running directly below the protected nature reserve. Set on a 723 sqm plot with a secluded, intimate garden, this detached family home is a remarkable example of a distinguished period in modern Hungarian architecture.
The character of the property is defined by the Bauhaus-inspired approach typical of modern architecture of the period, featuring clean lines, generous spatial proportions and a strong connection with the surrounding garden.
In the late 1990s, the current owner carried out a comprehensive modernization of the property, taking the building back to its structural framework and partially adapting the original layout to contemporary lifestyles and family requirements, while carefully preserving the most important elements of its original architectural character.
The garden-facing façade was opened up with large expanses of glass, creating an even more direct and natural connection between the interior spaces and the garden.
Functionally, the house offers a spacious living room and five additional separate rooms. On the garden level, there is also the possibility of creating a self-contained studio apartment with its own access. The built-up area, including 50% of the terraces and balconies, is 275 sqm gross and 265 sqm net.
Key features:
Fireplace with glass doors in the living room
Radiator heating complemented by electric underfloor heating in the garden-level room
Split air-conditioning units in the attic and the upstairs bedroom
Bespoke, high-quality Meranti timber windows and doors with brass handles
A1-rated, burglar-resistant double-glazed insulated windows
Green wooden shutters on the southern and western façades providing protection from sunlight and overlooking
Window grilles, railings and flower holders designed and crafted by award-winning master blacksmith and applied artist János Lehoczky

The city centre can be reached by public transport in as little as 10 minutes, making the property an ideal choice for those seeking to combine the tranquillity and privacy of a green residential setting with the convenience and accessibility of urban living.

Dear Clients and Associates,
At Home Budapest decided to make the responsible choice and restrict it's operation during the outbreak of COVID-19.
We are convinced that it is a choice that benefits everyone's health and will help us get through these difficult times sooner.
In the meantime, many of our services are still available. For those who are interested, give us a call on +36 20 262 7864.
Regarding the property visits in this period, our company offers three different options:
During the visit, the owner and the realtor stay outside while the inquiring party views the property (wearing a mask, rubber gloves, and of course, not touching anything). After the tour, the realtor and the owner answer any emerging questions, all while strictly keeping a 2 meter distance.
We set up an appointment for the property visit, in which the realtor is not physically present - instead, they join the rendezvous via facetime or videochat. The visit itself goes by the same routine as in option 1: the inquiring parties enter alone, all while keeping themselves to the necessary precautions.
The inquiring party is not physically present, instead, our realtor gives a virtual tour via facetime or videochat.
We will do our best to stay healthy and stay safe so we can bounce back to normal as soon as possible - so should you! Wash your hands regularly, disinfect everything, and most importantly, #stayhome!
