District 13
Újlipótváros
If you are looking for a laid-back, family-friendly area still close to the city centre and the Danube then District 13 is for you. It is a peaceful residential area and the vicinity of Margaret Island and Margaret Bridge provides perfect opportunities for recreation and peaceful everyday life. The Southern area, called Újlipótváros is attracting an energizing melange of artists, entrepreneurs, musicians, academics and that unmistakable brand of Újlipót “character” you just can’t find anywhere else.
Tram lines 2, 4, and 6 make it very easy to get around the city from here and some parts of the district are actually the close neighbors of the central districts. One of the nicest buildings of the capital, the Western Railway Station, designed by Gustave Eiffel, also creates an important public transportation link for the district.
| Going further from the busy neighborhood near the Grand Boulevard and the station you will find yourself in an eccentric, one of a kind district with its parks, playgrounds, lovely cafés and restaurants. There are numerous theatres and jazz pubs in the area, which provides ravishing dynamic to the district. Újlipotvaros is the most densely populated city part of Budapest at the moment and besides many artists, it is interestingly home to another group od residents with a significant common characteristic: dog-owners. |  |
Each parts of the 13th district runs along the river Danube with leafy streets close to the Danube which gives an almost Upstate village feel to them. Larger development areas in this district have seen a boom in building and the area has become home not only to many young families, but to some outstanding international companies in 'A' Class office buildings as well.

You can find apartments of all types here from neat classical Condominiums to high-rise modern buildings, close to the Marina on the Danube, which have breathtaking view to the river, attracting lots of people to live here. Prices close to the city centre and near the river are not that low concerning their demand, but they are usually worth the cash. The average rental fee range from 1,200 to 2,000 EUR which is still very reasonable, while the price for sale is about 2,500-3,000 EUR per sqm. |
Also Consider: Ferencváros - 9th district
District 9 aka Ferencváros is also filled with young professionals and appeal to those who can't afford the 13th District yet want to be near downtown and investors willing to look ahead 10 - 15 years.
