Real estate photography – but how?
With a mid-range smartphone or digital camera, you can take your own photos of your property. However, it is worth following a few rules.
When should we schedule the photoshoot?
When taking real estate photos, it is especially important to have the right amount of natural light. Therefore, it is a good idea to schedule your shoot during the daytime. Avoid dark, cloudy days and reschedule if necessary. With the right amount of natural light, the colors will pop and the property will look more inviting.The other extreme, which is also not ideal, is when the sun is shining too brightly. This can cause glare and dark spots, and the exposure will be too low. A good solution for this is to draw the light-filtering (!) curtains, but be careful with bright colored curtains, as they can "paint" the walls and the viewer will have no idea what color they actually are.
For photography, the early morning or late afternoon hours,
as well as sunset, are ideal. The sun's light is warmer and softer at these times,
which results in more beautiful photos.
Before you start shooting, the first and most important thing is to clean up.
It seems completely obvious, but there are many examples of it, so it needs to be emphasized that, in addition to thorough cleaning, we should pack up personal items. There should not be slippers, mop buckets, scattered clothes, or children's toys in front. We should not put books or magazines crosswise on vertically standing books. In the bathroom, we should remove all the cosmetics, detergents, dirty clothes, and lower the toilet seat.
In the kitchen, there should also be no household appliances, dishes, or drying kitchen towels in front. Pack up everything from the kitchen counter and dining table.

A basket of fruit, a half-finished book on the coffee table,
or a beautifully set table can
make the property feel more homely.
Make the entire space visible
Try to make the photo show as much space as possible, which provides valuable information about the property. A wide-angle lens helps to capture more space and detail, so it is worth using. Stand in the corner or next to the wall, do not take photos from the center of the room. It is important that the camera is in a horizontal position, an easel can help us in this.
There should be no crooked lines or distorted perspectives. Pay attention to the vertical wall surfaces!
If we take a picture of the space from eye level, the vertical lines will tilt, so it is advisable to lower the camera a little. It is worth using the "grid" function, this will display the auxiliary lines. Turn the camera carefully, try until the lines are parallel.
Lightning
If you want the view outside the window to appear beautifully in the photo, but you also want the interior of the room to be visible, it is advisable to turn on the light or use a flash. If the camera allows for manual settings, set the aperture value and shutter speed so that it illuminates the space outside the window and the interior space properly. The polarizing filter reduces glare and brightens the view outside the window, making the photos much more balanced.Take both portrait and landscape photos
With a landscape photo, you can usually show more of the apartment, but there will be parts that show more in portrait format, typically smaller rooms, such as the restroom, the pantry, and the laundry room.
Feel free to experiment with different angles - and of course, be careful not to show up in the mirror!
Try to find the settings that best highlight the features of the property. It is better to expect that this requires some practice.
Retouching
You can use image editing software to improve the finished pictures, such as fine-tuning the brightness, contrast, and color settings. If you are still not satisfied with the result, it is best to entrust the whole thing to a professional photographer.High-quality photos can help you sell or rent your property faster and for a higher price.
