An average quality property is between 13-15 EUR/sqm and an above average real estate is about 20 EUR/sqm.
Keep in mind that when buying a house you have to add roughly 10 percent to the final price for additional expenses such as property taxes, lawyers' fees and registration fees. The seller pays the real estate agent’s fees. Property tax is based on the purchase price: 2 percent up to 4 million HUF and 6 percent above 4 million HUF. Legal fees are usually 1.5 to 2 percent of the purchase price. It is compulsory to use the services of an attorney specializing in real estate. Make sure that the contract includes an escape clause* (in case you cannot get a municipality permit, residence permit, etc.)
Also make sure to get a list of all appliances, window coverings, garden tools, and other things that come with the house.

The electrical system is the 230 volt/50 Hz AC. If your home country uses 110 volts (like the U.S.), you will need a converter. Converters and adaptors can be hard to find in Hungary, so it pays to check your local electrical store before you come over. To make life easier, it's advisable to leave most of your non-230-volt appliances at home. If you do bring these appliances, it's not a bad idea to purchase a large transformer system.
While gas is still the most common fuel for heating and cooking, electrical ranges are becoming more prevalent.
The water may taste different here, but it is considered safe to drink. Because the water is a bit hard, it's a good idea to use a water softener in your washing machine after about five or ten cycles. Calgon is a common brand, and it typically has pictorial and/or English instructions on the back of the box.
Garbage is typically collected once or twice a week. Now most of the households have blue and yellow trashes for plastic and paper waste. In some places big selective trashes can be found on the streets as well. As stated in the shopping section, some kinds of glass can be returned to grocery stores to get the deposit back.
